Claire Properties Couple Makes Home Staging and
Real Estate a Winning Combination in Staten Island
Claire and Harold Chesnoff of Claire Properties have taken the extra step in making their real estate services exceed all others by being the only Realtors® on Staten Island that are Certified Home Stagers. Home Staging is the art of preparing a home for market to give potential buyers the best impression and help obtain a quicker sale at the optimum price.
The Chesnoffs are Accredited Staging Professionals (ASP) and members of the International Association of Home Staging Professionals (IAHSP). They acquired their credentials through intense course work and study on this emerging industry.
“Real Estate and Home Staging work hand in hand,” said Claire. Their unique perspective as Realtors® give them incredible insights as to how best market a home based on their evaluation of the property and its comparison to surrounding homes on the market. They’re also very aware of what attracts buyers.
As Home Staging professionals they re-evaluate the home through the eyes of a buyer first viewing the home. They find ways to improve how the home is perceived from the inside and outside by clearing clutter, moving furniture, making sometimes subtle and sometimes not so subtle, décor changes. For example, changing carpeting or curtains can be an inexpensive exercise that brings significant value to a home.
The Imperiale’s from Elm Park described how the Chesnoffs’ Home Staging expertise helped their property sell. The family was trying to sell their mother’s home after she had taken ill, it had been on the market with an agent and the house did not sell. After Claire and Harold came in for a property evaluation they did a comprehensive analysis of each room and made detailed suggestions on how to better “stage” the rooms. The changes included removing carpeting to expose hardwood floors, removal of 72 family pictures from the walls, interior and exterior painting, new sheer curtains and light fixtures, removal of certain pieces of furniture and setting the dining room table with fine china. Even simply refreshing the furniture with lemon oil made a big difference in its appearance.
According to the Imperiale family what made the difference with the Chesnoffs was that they assisted in the actual sprucing up of the house and stayed active with every aspect of the sale including being present for house inspections. The family took about a week to make all the changes and when the house was put back on the market, it sold in less than a week.
The benefits of home staging affect both buyers and sellers. On the sellers side the homes that are staged have faster sales time, they appeal to a broader range of buyers and get better appraisals. For buyers they immediately can see a well-cared for home that is appealing to the eye and shows the homeowner is ready for the sale. In a time when most home buyers are looking at homes online before ever setting foot in the door, the well-staged appearance is also an enticement to come to the house.
In some instances a simple one hundred dollar investment for towels, greenery and sheers can make a big difference. Claire recalls one client that chose to purchase several hundred dollars of interior decorating pieces to help stage her home. The key was she bought everything to match her new home and once the old house sold she had all the new pieces ready to go!
Combining real estate services with home staging really does offer a great advantage. Georgette and John Adamcik of New Jersey testify to the difference Claire made when they turned to her to sell Georgette’s family home on Staten Island after her mother passed away. She said Claire’s energy immediately filled the room and she knew she had found an agent who cared. Claire’s suggestions on painting, drapery, and new blinds helped bring the house to life and eventually garner a great price. In addition when a storm blew part of the roof off the house, this out of state couple was thrilled to have Claire step in and help them get the roof repaired immediately with a local roofer. Caring and commitment are just a few of the attributes that make Claire Properties unique.
