Home Staging is the art of preparing a home for market to give potential buyers the best impression and help obtain a quicker sale at the optimum price.

The Chesnoffs are Accredited Staging Professionals (ASP) and members of the International Association of Home Staging Professionals (IAHSP). They acquired their credentials through intense course work and study on this emerging industry.

As Home Staging professionals they re-evaluate the home through the eyes of a buyer first viewing the home. They find ways to improve how the home is perceived from the inside and outside by clearing clutter, moving furniture, making sometimes subtle and sometimes not so subtle, décor changes.  For example, changing carpeting or curtains can be an inexpensive exercise that brings significant value to a home.

The Imperiale’s from Elm Park described how the Chesnoffs’ Home Staging expertise helped their property sell.  The family was trying to sell their mother’s home after she had taken ill, it had been on the market with an agent and the house did not sell.  After Claire and Harold came in for a property evaluation they did a comprehensive analysis of each room and made detailed suggestions on how to better “stage” the rooms. The changes included removing carpeting to expose hardwood floors, removal of 72 family pictures from the walls, interior and exterior painting, new sheer curtains and light fixtures, removal of certain pieces of furniture and setting the dining room table with fine china. Even simply refreshing the furniture with lemon oil made a big difference in its appearance.

“Home Staging is an invaluable tool that helps our clients,” said Harold. “Although most Realtors® have good intentions on how to market the home, professional home staging can make an enormous difference in our industry. From the customer’s perspective, a home goes from “just another home” to “I’ll get THIS beautiful space for THAT Price!” – that’s a big difference. It’s good marketing, it’s merchandising the property.”

Claire feels that one of the most rewarding situations for home staging is working with vacant homes. “A vacant home is often perceived as a desperate situation where someone has left town or passed away,” she points out. “Filling vacant homes with a staging materials including furniture brings the home back to life and makes it much more appealing to a buyer.” According to Claire staging can be completed for many different reasons – it’s not just for selling homes. In many instances people call upon a home staging professional to prepare their home for a special event. The Chesnoffs are qualified to stage homes for a nominal consulting fee that is not necessarily related to real estate. Although they include home staging in their real estate service, they can also help people who are not selling. They have a variety of home staging and decorating materials in stock including furniture.

In some instances a simple one hundred dollar investment for towels, greenery and sheers can make a big difference. Claire recalls one client that chose to purchase several hundred dollars of interior decorating pieces to help stage her home. The key was she bought everything to match her new home and once the old house sold she had all the new pieces ready to go!
